Pine Bush Senior Living PUD-24 New Karner Road

Overview

On November 5, 2015, the Guilderland Town Board approved a Planned Unit Development (PUD) application of 50.9+/- acres located at 20 New Karner Road to be rezoned with 11+/- acres zoned as Planned Unit Development and the remaining 39.9 +/- acres zoned as Open Space. The approved PUD included:

1. 11 +/- acres to construct 56 dwelling units (72 beds) assisted living facility, 40 dwelling units (48 beds) memory care facility, 96 dwelling units independent living facility, a senior educational and resource facility, private roadways;
2. 39.9+/- acres dedicated to the Town of Guilderland as open space for future management by the Albany Pine Bush Preserve Commission.

The applicant made minor revisions to the site plan on April 21, 2017 and on April 16, 2021.

The proposed amendment to the Pine Bush Senior Living Facility Planned Unit Development (PUD) at 24 New Karner Road will be scheduled on the August 11th Planning Board agenda. As the lead agency for the 2017 PUD approval, the Planning Board is the sole agency that has approval authority for the proposed amendment to the PUD. The Planning Board classified the actions as Type I and issued a SEQR negative declaration in March 2017. The applicant is proposing to replace the previously approved 96 independent senior housing units with 86 mixed-income affordable senior housing units financed under the State's NY Homes and Community Renewal program. The Planning Board will provide a report and recommendations to the Town Board with any proposed changes to Local Law Number 7 of 2017.

A public hearing is scheduled for August 17, 2021 at the Guilderland Town Board meeting regarding amending Local Law Number 7 of 2021.
